How to use equity to fund your next property purchase — 4 properties across 3 markets using $0 personal savings over 7 years

One guide. Three markets. The full picture.

Most Australian investors know property. They know how to buy in their home market — how the auction process works, what a rental yield means, how negative gearing reduces their tax bill. What they don't know is what happens when you take that same capital and deploy it differently.

This guide exists because the question we get asked most — "which market should I invest in?" — deserves a proper answer. Not a sales pitch for whichever market a developer is currently marketing. A real, side-by-side, honest comparison of three of the world's most compelling investment markets for Australian investors.

📖 Read this before your first strategy session. Read it again before your second purchase.

The case for each market

🇦🇺

Australia

Stable Foundation

The argument for Australia isn't yield. It's everything else — one of the world's most transparent and regulated real estate markets, a legal system you already understand, and a 30-year track record of consistent long-term capital growth.

For high-income PAYG earners, the negative gearing benefit alone can reduce the effective cost of holding a property by $8,000–$15,000 per year.

✦ The case for Australia is equity. Buy well, hold 7–10 years, and the capital gain funds your next purchase — in any market.

🇦🇪

Dubai

Growth Rocket

The argument for Dubai is simple: 0% income tax, 0% capital gains tax, gross yields of 8–12%, and a property market that has outperformed almost every comparable global city over the past five years.

The AED is pegged to the USD, eliminating one layer of currency risk. RERA regulations provide meaningful buyer protections. Off-plan purchases allow entry at today's price with developer payment plans over 2–4 years.

✦ Dubai represents the most compelling risk-adjusted yield play available to Australians right now.

🇺🇸

United States

Cashflow Engine

A well-selected Sun Belt rental — in markets like greater Dallas, Nashville, Jacksonville, or Raleigh — can generate net cashflow from day one, denominated in USD, with a tenant in place within 30–60 days.

The USD income stream is genuinely uncorrelated to Australian market conditions and provides a natural hedge against AUD depreciation. The recommended structure is an LLC.

✦ The US is about income. Monthly USD cashflow that starts within 60 days of settlement.

Who each market suits

🏠

First-time investor, $80K–$120K deposit

→ Australia

Accessible financing, familiar system, strong negative gearing benefit at growing income levels.

💼

High-income earner, $200K+ household income

→ Australia first, Dubai second

Maximise negative gearing at the highest marginal rate, then leverage the 0% tax environment as income grows.

🏢

Equity-rich homeowner, $300K+ usable equity

→ Dual-market entry (AU + Dubai simultaneously)

Existing equity as deposit for both — building two positions at once without additional cash.

💰

Income-focused investor, wants cashflow now

→ United States

Skip the AU construction timeline and Dubai off-plan horizon — US rental income within 60 days.

🌏

Experienced investor, 3+ property goal

→ All three markets sequenced

The full GRIT three-market formula — Australia (equity), Dubai (growth), US (cashflow).

✈️

Australian expat, based overseas

→ Dubai or Australia (depending on tax residency)

AU property still accessible with Australian borrowing power; Dubai ideal for UAE-based or USD-earning expats.

Common mistakes Australians make when entering international markets

Mistake 1: Treating Dubai like an Australian off-the-plan purchase

Australian off-the-plan protections and Dubai off-plan protections are different. In Australia, developers must complete to contract specifications or buyers can rescind. In Dubai, RERA regulations provide escrow protections and developer registration requirements — but the market operates differently. Never purchase off-plan in Dubai without understanding the developer's track record, escrow account status, and handover history.

Mistake 2: Buying in the US without an LLC

Australian investors who buy US property in their personal name expose themselves to US estate tax on assets above approximately USD $60,000 — a threshold that catches almost every investment property purchase. An LLC eliminates this risk, separates personal and investment liability, and costs approximately USD $500–$800 per year to maintain. Never buy in the US without one.

Mistake 3: Choosing a market based on yield alone

Yield is one data point. A 10% gross yield in a market with high vacancy, no capital growth, and illiquid resale is worse than a 4.5% yield in a market with 6% annual capital appreciation, strong tenant demand, and a liquid resale market. Evaluate yield, growth, vacancy, liquidity, and tax treatment together — not in isolation.

Mistake 4: Entering all three markets simultaneously

The three-market portfolio is not a simultaneous strategy — it is a sequenced one. Trying to enter Australia, Dubai, and the US at the same time typically results in overstretched capital, underperforming due diligence, and stress that undermines decision-making. Build one position well, then use what you learn to enter the next.

Mistake 5: Underestimating currency risk in the US

Unlike Dubai (AED is USD-pegged), USD income fluctuates against AUD. A property generating USD $2,000/month is worth AUD $3,200 when AUD/USD is 0.62 and AUD $2,700 when it's 0.74. This isn't a reason to avoid the US market — but it's a reason to factor currency movement into projections and treat USD cashflow as a long-term position.

GRIT's recommended sequencing strategy

1

Year 1–2

First Australian H&L package

Accessible financing, familiar system, negative gearing benefit, equity begins compounding.

2

Year 2–3

First Dubai off-plan apartment

Low deposit entry via developer plan, tax-free yield, AED/USD hedge, AU equity not yet needed.

3

Year 3–5

First US cashflow property

Monthly USD income, portfolio income balance, currency diversification added.

4

Year 5–7

Australian equity leveraged into second position

Equity from Stage 1 unlocks second purchase without additional savings required.

5

Year 7–10

Portfolio review — all three markets active

Annual reviews adjust allocation based on market conditions, income needs, and tax position.

✓

Year 10+

Financial independence

Rental income across three currencies, equity base to draw on or continue compounding.

The GRIT three-market formula

Own Australian equity for growth and tax efficiency. Own Dubai property for yield and tax-free income. Own US real estate for cashflow and currency diversification.

Build all three, sequenced correctly, and you have a portfolio designed to outperform any single market across any economic cycle.
