Most market commentary tells you what happened. We tell you what it means for your portfolio.

GRIT's monthly market updates cover the metrics that matter — not media noise. Whether you're watching Sydney auction clearance rates, tracking Dubai's off-plan pipeline, or monitoring Sun Belt vacancy figures in the US, this is your monthly pulse check.

Updates are published in the first week of every month. Subscribe below to receive them directly.

How GRIT reads each market

Market What we track Why it matters
Australia Auction clearance rates, median price movements, rental vacancy, days on market, infrastructure spend across SE QLD, outer Melbourne, and Perth corridors These are the leading indicators that signal where the next growth cycle is forming — before it shows up in headline prices
Dubai RERA transaction volumes, off-plan vs. ready property split, developer handover timelines, tourist and residency inflows, DLD data The off-plan/ready split is a reliable predictor of near-term price pressure. Residency inflows drive rental demand directly
United States Sun Belt vacancy rates, rent growth YoY, US Census migration data, days on market for rentals, local employment growth These figures drive our cashflow market selection and help us identify the right entry windows for clients seeking USD income

Resources · Suburb Profiles

Know exactly what you're buying into — before you buy.

Our suburb scorecard series takes the guesswork out of location selection. Every profile covers the metrics that drive long-term investment performance, with a plain-English verdict at the end.

Browse all suburb profiles

Location is the most important decision in property investing — and it's also the one most investors get wrong.

Too many people choose a suburb based on familiarity, word of mouth, or wherever the developer is marketing. GRIT's scorecard methodology does something different: we score each suburb across five measurable dimensions and give you a clear, honest verdict.

These aren't editorial opinions. They're data-backed assessments built on the same methodology our strategists use internally when sourcing properties for clients.

What the scorecard covers

Dimension What we measure What it tells you
Yield potential Current gross rental yield benchmarks vs. market average and GRIT's internal target threshold Whether the property will generate meaningful income relative to its price — and how it compares to other markets
Capital growth trajectory 10-year median price movement, recent quarterly trends, and forward projection based on supply/demand fundamentals Whether the suburb has a track record of growth and whether the conditions for continued growth are present
Infrastructure pipeline Committed government spend within a 5km radius — transport, schools, hospitals, employment precincts The single most reliable leading indicator of suburb growth. Where infrastructure goes, capital follows
Rental demand strength Days on market for rentals, vacancy rates, tenant profile, and population growth of the corridor How quickly you'll find a tenant, how much pricing power you'll have, and how stable your income stream will be
GRIT verdict Buy, Watch, or Avoid — with a plain-English explanation of the reasoning A clear position. We don't hedge this. If we wouldn't put a client into a suburb, we say so

How to Read a Suburb Scorecard

Data is only useful if you know what it means.

GRIT's suburb scorecards are built on five dimensions — but knowing how to weight each one for your specific investment goals makes the difference between a good decision and a great one. This guide walks you through the methodology and shows you how to apply a scorecard to your own shortlist.

What's inside:

The five scorecard dimensions explained in plain English
How to weight yield vs. growth based on your strategy
Red flags that disqualify a suburb regardless of score
How to use a scorecard alongside a finance pre-approval
